Montclair Bathroom Remodel · Part 2 of 2
Bathroom remodel cost in the Bay Area runs from about $20,000 to well past $120,000 when we price one today, and the finishes you pick are rarely what decide where you land. The big jumps come from changing the layout: a toilet moved to another wall, a shower floor dropped level with the rest of the room. Those are decisions about pipe and framing, and most of that cost is out of sight.
Why the ranges online are so wide
Look up bathroom remodel costs and you’ll find ranges like $15,000 to $120,000. They aren’t wrong. They just price a bathroom as a list: vanity, toilet, tile, glass. Add labor and you’re done.
A bathroom is a small room full of pipe. What it costs depends on where that pipe runs now, where you want it to run, and what the house will let you do about it.
What drives bathroom remodel cost in the Bay Area
Plumbing comes first. Moving a toilet means moving a 3-inch drain, which is much harder to work with than a sink line, and a 2-inch vent, which is about the largest pipe you can run through a standard 2×4 wall. Move the fixtures around and the vent sometimes has to change walls. Sometimes we have to open up a good part of the house just to get a new vent up through the roof.
Electrical matters less here than in a kitchen. A bathroom only really needs one dedicated circuit, and getting it there usually isn’t a big project. But plenty of older homes don’t have it, and if the bathroom is upstairs and needs a new circuit run all the way from the panel, that’s still a lot of work.
Then there’s the shower. Tub or walk-in is a choice you can make in any kind of remodel. Curbless is different. Dropping the shower floor level with the bathroom floor changes the framing underneath it, which often means bringing in an engineer and reinforcing or reworking the floor framing. On a slab, it means breaking up concrete. Either way, a curbless shower in a remodel is a framing decision before it’s a design one.
Four kinds of bathroom remodel
Here’s how bathrooms sort out, and what each kind costs to build with us in 2026. Each range runs from modest finishes at the low end to high-end finishes at the top, which is why they overlap.
Lipstick and Rouge: $20,000 to $35,000. Same footprint. A new vanity, toilet, tile and fixtures, all where the old ones were. The pipes and wiring mostly stay as they are. This is the smallest bathroom job we take; under about $20,000 isn’t a fit for us.
Down to the Studs: $30,000 to $60,000. A full gut, same layout. Everything comes out to the framing, and the toilet, sink and shower go back where they were.
Our Montclair bathroom was Down to the Studs. Everything came out, and everything went back in the same place.
Musical Chairs: $45,000 to $80,000. A full gut with fixtures on the move: the toilet goes to another wall, the shower takes the tub’s spot or trades places with the vanity. The toilet is usually the expensive move, because its drain and vent are the hardest pipes to relocate.
The Works: $60,000 to $120,000 and up. A full gut, fixtures moved, and a curbless walk-in shower. This is the top of the ladder: the plumbing moves, the floor framing changes under the shower, and an engineer is often part of the job.
The kickers. Two things push any of these higher. A bathroom upstairs that needs a new circuit from the panel: expect more. And a condo or HOA building: board approvals, set work hours, elevator reservations, protecting the hallways and carrying everything in and out all add labor. Plan on roughly 10 to 20 percent more.
The part you control
Once you know which kind of bathroom you have, the range is set. Where you land inside it comes down to finishes: the tile, vanity, fixtures and glass you choose. Modest choices put you at the bottom of your range. High-end choices put you at the top.
The house picks the range. You pick the spot in it.
That’s also why trading down only goes so far. On a Lipstick and Rouge job, nearly all of the money goes into what you’ll see, so a different tile really moves the budget. On The Works, much of the money goes into drain, vent, framing and engineering you’ll never see, and the most modest tile still leaves you inside that range. That’s no reason to skimp on what you’ll touch every day. It’s a reason to know which kind of bathroom you have before you start trading down tile to make the math work.
Which one is yours?
You can get most of the way there before anyone gives you a number:
- Is the toilet staying where it is?
- Is the shower or tub staying in its spot?
- Do you want a curbless shower?
- Is the bathroom upstairs, and does it have its own circuit?
- Is the house on a crawlspace or a slab?
- Is there an HOA or a building in the picture?
Then have a contractor confirm it in person. A number given before anyone has looked at the drain, the vent and the framing is a guess.
What I’d tell anyone pricing a bathroom
- Sort your bathroom before you shop for it. The kind of remodel sets the range; your finishes set where you land in it.
- Plumbing drives bathroom cost more than anything else. The toilet is the most expensive thing to move.
- Tub or walk-in fits any budget. Curbless is a framing decision, and sometimes an engineering one.
- Electrical is usually simple. The exception is an upstairs bathroom that needs a new circuit.
- In a condo, the building has a say. It adds cost you’ll never see in the bathroom.
The verdict
The online ranges are wide because a bathroom’s cost is mostly decided by the layout, not what you pick. Whether the toilet stays, whether the shower goes curbless and what the house sits on put you in one of four brackets. Your finishes decide where in that bracket you land. Know which bathroom you have, and the number stops being a mystery.

FAQ
How much does a bathroom remodel cost in the Bay Area?
In our 2026 pricing, about $20,000 to $120,000 and up. Where you land depends mostly on whether it’s a refresh or a full gut, whether fixtures move, and whether the shower goes curbless. Finishes decide where you fall within that range.
Why is moving a toilet so expensive?
A toilet needs a 3-inch drain and a 2-inch vent, the hardest pipes in the bathroom to relocate. The vent sometimes has to change walls or run up through the roof, which can mean opening up more of the house than the bathroom.
Does a curbless shower cost more?
In a remodel, yes. The shower floor has to drop to sit level with the bathroom floor, which changes the framing and often needs an engineer. On a slab, the concrete has to be broken up. That’s why curbless sits in our top bracket.
Is a walk-in shower more expensive than a tub?
Not on its own. Tub or walk-in is a choice you can make in any of the four kinds; what costs more is moving it or making it curbless.
What’s the smallest bathroom remodel you take on?
Jobs under about $20,000 aren’t a fit for us. Our smallest bathrooms are same-footprint refreshes, which run about $20,000 to $35,000.
Is $10,000 enough to remodel a bathroom?
Not for a remodel with us. Our smallest bathroom job, a same-footprint refresh with a new vanity, toilet, tile and fixtures, runs about $20,000 to $35,000 in 2026, and jobs under about $20,000 aren’t a fit for us.
