ADU Contractor and Home Remodeling in Emeryville

ADUs for Emeryville houses, remodels for lofts and condos.

Emeryville is small and mostly condos, lofts and apartments, so single-family homes are few and the lots are tight.

The City of Emeryville runs its own Building Division for permits and inspections. Most of the city’s housing is condos, lofts and apartments, so a remodel there often runs through an HOA as well as the city. For Emeryville’s single-family houses, an ADU or addition has to fit on a small lot. Emeryville is also in the East Bay’s regional sewer lateral program: a remodel over $100,000 needs a current sewer lateral certificate before final sign-off. If the property doesnโ€™t have one, the line from the house to the street gets tested, and replaced if it fails.

What Remodeling in Emeryville Actually Involves

Three things we plan for on every Emeryville job

Condos and lofts

HOA approval, work hours, elevator and loading access, and shared walls and plumbing all shape a condo or loft remodel. We plan around them before demo.

ADUs on small lots

A backyard ADU or garage conversion has to fit around setbacks and utilities, and the electrical service and sewer line often need upgrading to carry it.

The sewer lateral

Over $100,000 in work on a house requires a current lateral certificate. If yours has lapsed, we test early and price any fix in up front.

How an Emeryville Job Runs

Design-build means one team from the first walkthrough to the final inspection: design, engineering, permits and construction. On a tight Emeryville lot or in a shared building, the people drawing the plan should be the people who have to build it.

The first visit is on site. For a house, we measure the lot for an ADU or addition and look at the electrical panel and the sewer line. For a condo or loft, we read the HOA’s remodeling rules and check access, work hours and shared plumbing. Then a preconstruction agreement covers design, engineering and the permit set, and ends with a detailed construction budget. We submit to the City of Emeryville’s Building Division, and to the HOA board when there is one. During the build you get a weekly update, and we photograph every wall before it closes.
