Oakland Hills ADU

A 750 sq ft ADU built out of an unfinished basement in the Oakland Hills, and my first ADU as a business owner. The seismic work was already done when we arrived, so we started at framing. Two details stand out. The floor is electric radiant heat over an insulated subfloor, because a slab on grade pulls heat out of anything laid directly on it. And a graywater system sends sink water to irrigation tanks. The hardest part was PG&E, for both the electrical and gas service upgrades.
