Home Renovation, Additions and Kitchens in El Cerrito
Whole-home remodels, second stories and kitchens, flats to hills.
In El Cerrito, most single-family remodels skip design review. The sewer line and the hillside lots are what take planning.
El Cerrito’s zoning code generally exempts work on an existing single-family home from design review, so most remodels and additions go to plan check without a design hearing. Two things still shape the job. El Cerrito is in the Stege Sanitary District, part of the East Bay’s regional sewer lateral program: a remodel over $100,000 needs a current sewer lateral certificate before final sign-off. If the property doesnโt have one, the line from the house to the street gets tested, and replaced if it fails. And El Cerrito is one of the Contra Costa cities with Very High fire hazard areas on the state’s 2025 maps, where new exterior work has to meet fire-zone building rules.

What Remodeling in El Cerrito Actually Involves
Three things we plan for on every El Cerrito job
The sewer lateral
Over $100,000 in work requires a current lateral certificate. If yours has lapsed, we test early and price any fix in up front.
Second stories on modest lots
Many El Cerrito homes are one-story houses on modest lots, so going up is often the way to add space. That means reinforcing what’s below and checking the height limit, which in El Cerrito varies with the slope of the lot.
Hillside and fire-zone lots
Up the hill, expect a soils report, drainage work and fire-rated exterior details.
How an El Cerrito Job Runs
Design-build means one team from the first walkthrough to the final inspection: design, engineering, permits and construction. On our El Cerrito Flats remodel, that’s how we gutted a whole house on a tighter budget without cutting corners.
The first visit is on site. We look at the house, the slope of the lot and the electrical panel, and check whether your address is in a fire zone. Then a preconstruction agreement covers design, engineering and the permit set, and ends with a detailed construction budget. Most single-family work in El Cerrito skips design review and goes straight to the city’s plan check. We also check whether your sewer lateral certificate is still current. If it isn’t, we get the line tested early, so it doesn’t hold up final sign-off. During the build you get a weekly update, and we photograph every wall before it closes.
