Orinda Home Renovation

Whole-house renovations on Orinda's hillside lots, designed, engineered, permitted and built by one team.

Orinda renovations usually mean structural work on a slope, fire-zone building rules and permits split between the city and the county. We plan all of it before construction starts, so the budget you approve is the one you build.

Whole-House Renovation in Orinda

Most Orinda renovations we’re asked about involve opening up a mid-century floor plan, adding glass toward the view, or both, on a lot that slopes. That puts structure, drainage and fire-zone rules at the center of the job. Planning review goes through the City of Orinda; building permits and inspections come from Contra Costa County. We run both.

Structure on a Slope

Open floor plans and big window walls mean new beams, new load paths and sometimes new foundations. Our engineer designs them for the grade, and a soils report comes first when the site calls for one.

Fire-Zone Construction

About 5,200 acres of Orinda are rated Very High Fire Hazard Severity. New exterior work there has to meet ignition-resistant rules for vents, siding, roofing, decks and windows. We spec it into the design so plan check goes smoothly.

Systems for the Whole House

A whole-house job is the time to replace old wiring and plumbing, upgrade the electrical service and switch to heat pumps for heating, cooling and hot water. We plan the panel and equipment locations early.

Access and Staging

Narrow, winding streets and steep driveways limit deliveries and dumpsters. We plan staging and parking with you, and with your neighbors, before work starts.

Home Renovation Process

1. Free 15-Minute Call, Then a Site Visit

Every home renovation starts with understanding how you live in the space today and how you want it to perform in the future. We begin with an on-site walkthrough to evaluate existing conditions, identify opportunities and constraints, and discuss your goals, priorities, and budget. This early alignment allows us to shape a renovation plan that improves flow, comfort, and long-term value across the entire home.

  • On-site walkthrough to assess existing conditions, layout, structural considerations, and overall renovation goals.
  • We provide a free ballpark construction cost range based on scope and complexity, for example $250k โ€“ $450k.
  • To move forward, we execute a preconstruction agreement (PCA) covering design coordination, engineering, budgeting, and permit planning.
  • Whole-home renovation scope can range from selective interior updates to comprehensive structural and systems upgrades, depending on existing conditions and client selections.

2. Design & Material Selection: 1 -2 months

Once the vision is established, the design process translates ideas into a clear, coordinated plan. For a home renovation, this phase looks beyond individual finishes to how the entire home functions, flows, and feels. By resolving details early, we reduce surprises during construction and create a realistic path to staying on budget.

  • In-depth consultations to align on renovation goals, scope, priorities, and long-term use of the home.
  • Common design considerations include improving layout and circulation, natural and artificial lighting, material selections, flooring, fixtures, and cohesive finishes throughout the home.
  • The contractor develops a comprehensive selections and scope list for client review, which becomes the roadmap for pricing, permitting, and construction execution.

3. Permitting: 1 - 2 months

Once the design is complete, itโ€™s time to submit the plans to the city for approval! This can take a few months, but during this time you can still keep the project moving! While most product selections will have already been considered, this is the time to actually start shopping for certain items, in most cases top on that list is tile to allow for precise layout of fixtures, niches, and other elements that may be involved.

4. Construction: 1 - 4 months

Finally, our team begins with a careful protection of your surrounding areas. Dust barriers with zipper doors, HEPA air filtration, and floor protection are some of the methods we implement to ensure your home and family are protected from the process. A dedicated project manager and construction team will carry out the work in close coordination with the homeowner, providing clear communication, organized scheduling, and day-to-day oversight to keep the project running smoothly and predictably.

5. Move In

Once final city inspections are approved, we complete a detailed walkthrough of the renovated home to confirm all work meets expectations and aligns with the original scope. We then review and deliver all close-out documentation, including product manuals and warranties, and provide guidance on long-term care and maintenance so your home renovation continues to perform and look its best for years to come.

FAQ

Answers to the questions we hear most about whole-house renovations in Orinda.

If you can, do it at once. One design keeps transitions, finishes and systems consistent, and you pay for setup, permits and protection once. If the budget calls for phases, we design the whole house first and build it in an order that doesn't mean redoing finished work.

Usually 5 to 9 months of construction, depending on scope and how much structural work is involved.

Yes. Planning review goes through the City of Orinda, and building permits and inspections go through Contra Costa County, which handles them for Orinda. We prepare the drawings, submit to both and meet the inspector at every stage.

Usually, yes. With the kitchen, bathrooms and systems torn out at once, the house isn't livable, and the work goes faster and safer without you in it.

Sealed dust walls with zipper doors, floor and stair protection, and HEPA air filtration running the whole time. Anything left in the house gets covered or moved out of the work area.

If your lot is in a Very High Fire Hazard Severity Zone, and much of Orinda is, new exterior work has to use ignition-resistant materials and the property needs at least 100 feet of defensible space. We check your address against the state map at the first visit.
