A full unfinished basement was converted into a 750 sq ft ADU. This was a very fun project that I executed early on in my company’s history, and was actually my first ADU, as a business owner. No shortage of lessons learned, but in the end Wade was very excited about the project. Main challenges here were around working with PG&E for our electrical and gas service upgrades. Overall the build was straightforward, and the seismic work was done by a separate contractor so when I showed up the basement was ready to start framing new walls. One cool highlight of the project was electrical floor heating over an insulated subbase for high performance. Slab on grade is a cold sink so topical heating systems don’t work too well without a thermal break between the concrete and the new floor. Another highlight was a gray water system installed, to route sink water to irrigation storage tanks.
