We provide an initial construction range based on anticipated square footage, structural complexity, level of finish, and the amount of work required within the existing home.
2. Design & Material Selection
During this phase, we finalize the architectural details for your second-story work. We collaborate on the floor plan, circulation, and stair placement. We coordinate with engineers regarding structural reinforcement, roof form, and exterior integration to ensure the new level blends seamlessly with your home. We also plan for windows, mechanical extensions, finish transitions, and bathrooms where included.
3. Permitting & Preconstruction
We manage the complex documentation required for major structural additions. We coordinate the structural plans and foundation evaluation to ensure your project complies with all local zoning and height constraints. We also handle the energy documentation, navigate the planning review where applicable, and manage the city plan check to secure full approval before construction begins.
4. Construction: Timeline Established After Design and Structural Review
With approved plans in hand, our team manages the active build—from roof removal and heavy structural framing to mechanical extensions and exterior integration. We maintain strict site control to minimize disruption to your existing living areas while executing the structural and finish work.
5. Final Walkthrough & Completion
Once construction is finished, we conduct a final inspection to ensure every detail meets our quality standards and complies with all building codes. We finalize the city inspections and hand over the completed, integrated second-story addition ready for you to enjoy.

How do I know if my house can support a second story addition?

Do I need to move out during a second story addition?
