Trace the Water Source
Visible damage is only the starting point. We look for the path water took through flashing, siding, roofing, penetrations, decks, windows, or adjacent assemblies before defining the repair.

Open the Assembly & Determine the Extent
Water damage is often larger than what can be seen from the finished surface. Controlled exploratory opening allows us to determine what is actually damaged before rebuilding around an assumption.

Repair the Structure & Correct the Water Detail
Damaged framing is repaired or replaced as required, while the flashing, drainage, or building-envelope detail responsible for the intrusion is corrected at the same time.

Rebuild the Envelope & Restore the Finish
Once the structural and water-management work is complete, we rebuild the wall or exterior assembly and restore the visible finishes to integrate with the existing home.
Dry Rot & Water Damage Repair Process
1. Initial Site Visit: 30 min – 1 hr
Every repair starts with seeing the problem in person. Whether it’s a leak, rot, a cracked foundation wall, or general wear from age, we walk the site to understand what’s causing the issue and what it will take to fix it properly, not just patch it over.
Step 1 – What To Expect
- On-site assessment of the damaged or affected area, plus a check for any related issues nearby (e.g. water damage often points to a plumbing or roofing problem beyond what’s visible).
- We provide a free ballpark repair cost range based on what we find during the walkthrough.
- For larger or multi-trade repairs, this ballpark helps confirm the scope lines up with your budget before we move forward.
- To proceed, we sign our preconstruction agreement (PCA), which includes the various services you will need to design and ultimately acquire the building permits.
- Simple repairs may be scheduled directly from this visit. More involved repairs move into a short scoping phase to nail down materials and sequencing.
2. Scope & Estimate: 1 – 5 days
We define the visible scope as clearly as possible and identify where concealed conditions may affect the final repair. If exploratory opening reveals additional deterioration, we document it and review the revised scope before proceeding.
- We identify the root cause, not just the symptom, so the repair actually holds.
- Material and finish matching is confirmed where relevant (siding, trim, tile, flooring, paint) so repairs blend in rather than stand out.
- You’ll receive a written estimate with a clear scope of work before anything is scheduled.
3. Scheduling & Permitting: Same day – 3 weeks
Most repairs don’t require a permit, and we can often get you on the schedule within days. For repairs that do involve structural, electrical, or plumbing work, we’ll pull the necessary permits and handle the city coordination so you don’t have to.
4. Repair Work: 1 day – a few weeks
Our team arrives on schedule, protects the surrounding areas, and gets to work. For repairs inside the home, we use dust barriers, floor protection, and daily cleanup so your household is disrupted as little as possible. A dedicated project lead keeps you informed if anything unexpected turns up once we open things up.
5. Final Walkthrough
Once the repair is complete, we walk the site with you to confirm everything meets our standard — and yours. If the work required a permit, we’ll make sure final inspection is signed off. We’ll also flag anything worth keeping an eye on down the road, so small issues don’t turn into big ones later.

How do I know how far dry rot or water damage extends?
You often cannot tell from the finished surface alone. Staining or a soft area may be only the visible edge of a larger condition. Where the extent cannot be confirmed visually, we may recommend a controlled exploratory opening before finalizing the repair scope.
Will dry rot keep spreading after the area dries out?
Wood-decay fungi require suitable moisture conditions to remain active. Drying the assembly is important, but existing damaged wood does not regain structural capacity simply because it is dry. The repair still needs to address both the damaged material and the moisture source.
Can you repair the framing without fixing the leak?
That is not our preferred approach. Replacing damaged wood while leaving the failed flashing, drainage, roofing, siding, or penetration detail in place can recreate the same problem. We approach structural repair and water management as one system.
Do you always have to replace every piece of affected wood?
No. The repair depends on the extent, location, and structural role of the damaged material. Some conditions require replacement; others may allow a properly designed localized repair. We define that after the assembly is exposed and evaluated.
