Cracking, spalling, settlement, and movement are symptoms. We look at the pattern of damage, existing construction, drainage, and surrounding conditions before defining what should actually be repaired.

Shoring, Excavation & Safe Access

Foundation repair is as much about sequencing as concrete. Existing loads may need temporary support while damaged sections are exposed, excavated, or removed so structural work can proceed safely.

Engineered Repair or Replacement

Where structural design is required, we coordinate with the engineer and execute the approved reinforcing, anchorage, footing, or replacement details in the field.

Drainage & Long-Term Durability

Repairing concrete without addressing the conditions that contributed to deterioration can leave the underlying problem in place. We evaluate drainage, grading, water exposure, and related site conditions as part of the complete repair strategy.

Home Repair Process

1. Initial Site Visit: 30 min – 1 hr

Every repair starts with seeing the problem in person. Whether it’s a leak, rot, a cracked foundation wall, or general wear from age, we walk the site to understand what’s causing the issue and what it will take to fix it properly, not just patch it over.

Step 1 – What To Expect

  • On-site assessment of the damaged or affected area, plus a check for any related issues nearby (e.g. water damage often points to a plumbing or roofing problem beyond what’s visible).
  • We provide a free ballpark repair cost range based on what we find during the walkthrough.
  • For larger or multi-trade repairs, this ballpark helps confirm the scope lines up with your budget before we move forward.
  • To proceed, we sign our preconstruction agreement (PCA), which includes the various services you will need to design and ultimately acquire the building permits.
  • Simple repairs may be scheduled directly from this visit. More involved repairs move into a short scoping phase to nail down materials and sequencing.

2. Scope & Estimate: 1 – 5 days

Once the visible conditions and available investigation are complete, we prepare a clear initial scope identifying what is known, what remains concealed, and how additional discoveries will be handled if the exposed conditions differ from the original assumptions.

  • We identify the root cause, not just the symptom, so the repair actually holds.
  • Material and finish matching is confirmed where relevant (siding, trim, tile, flooring, paint) so repairs blend in rather than stand out.
  • You’ll receive a written estimate with a clear scope of work before anything is scheduled.

3. Scheduling & Permitting: Same day – 3 weeks

Permit and engineering requirements depend on whether the work affects load-bearing foundation elements, footings, reinforcing, anchorage, or significant structural movement. We identify those requirements during preconstruction and coordinate the necessary approvals.

4. Repair Work: 1 day – a few weeks

Our team arrives on schedule, protects the surrounding areas, and gets to work. For repairs inside the home, we use dust barriers, floor protection, and daily cleanup so your household is disrupted as little as possible. A dedicated project lead keeps you informed if anything unexpected turns up once we open things up.

5. Final Walkthrough

Once the repair is complete, we walk the site with you to confirm everything meets our standard — and yours. If the work required a permit, we’ll make sure final inspection is signed off. We’ll also flag anything worth keeping an eye on down the road, so small issues don’t turn into big ones later.
