Home Repair Process
1. Initial Site Visit: 30 min – 1 hr
Every repair starts with seeing the problem in person. Whether it’s a leak, rot, a cracked foundation wall, or general wear from age, we walk the site to understand what’s causing the issue and what it will take to fix it properly, not just patch it over.
Step 1 – What To Expect
- On-site assessment of the damaged or affected area, plus a check for any related issues nearby (e.g. water damage often points to a plumbing or roofing problem beyond what’s visible).
- We provide a free ballpark repair cost range based on what we find during the walkthrough.
- For larger or multi-trade repairs, this ballpark helps confirm the scope lines up with your budget before we move forward.
- To proceed, we sign our preconstruction agreement (PCA), which includes the various services you will need to design and ultimately acquire the building permits.
- Simple repairs may be scheduled directly from this visit. More involved repairs move into a short scoping phase to nail down materials and sequencing.
2. Scope & Estimate: 1 – 5 days
Once we know what we’re dealing with, we put together a clear, itemized plan. No vague line items or surprise add-ons — you’ll know exactly what’s being repaired, what materials are being used, and what it costs.
- We identify the root cause, not just the symptom, so the repair actually holds.
- Material and finish matching is confirmed where relevant (siding, trim, tile, flooring, paint) so repairs blend in rather than stand out.
- You’ll receive a written estimate with a clear scope of work before anything is scheduled.
3. Scheduling & Permitting: Same day – 3 weeks
Most repairs don’t require a permit, and we can often get you on the schedule within days. For repairs that do involve structural, electrical, or plumbing work, we’ll pull the necessary permits and handle the city coordination so you don’t have to.
4. Repair Work: 1 day – a few weeks
Our team arrives on schedule, protects the surrounding areas, and gets to work. For repairs inside the home, we use dust barriers, floor protection, and daily cleanup so your household is disrupted as little as possible. A dedicated project lead keeps you informed if anything unexpected turns up once we open things up.
5. Final Walkthrough
Once the repair is complete, we walk the site with you to confirm everything meets our standard — and yours. If the work required a permit, we’ll make sure final inspection is signed off. We’ll also flag anything worth keeping an eye on down the road, so small issues don’t turn into big ones later.

How quickly can you start on a repair?
It depends on scope. Straightforward repairs can often be scheduled within a week or two. Larger repairs involving multiple trades or permitting take longer to plan properly, but we’ll always give you a realistic timeline upfront.
Will the repair match the rest of my home?
Matching existing materials, finishes, and colors is part of the job, not an afterthought. We source matching siding, trim, tile, and paint wherever possible so the repaired area blends in rather than standing out.
What happens if you find more damage once the work starts?
It’s common, especially with water damage or older homes, to find more once we open things up — hidden rot, old wiring, or a leak that’s been going for a while. We’ll stop, show you what we found, and give you clear options and costs before proceeding. We don’t do surprise work without your sign-off.
Is emergency or urgent repair work available?
Yes. For urgent issues like active leaks or structural safety concerns, call us directly and we’ll prioritize getting someone out to assess the situation as soon as possible.
